THE LOCATION

The Villa is located in Kalami ("Bamboo"), a small suburb of the capital town Parikia, approx 3.5 km far from it. Kalami is within the country-building permit zone which is quite strict, in order to protect the traditional building style. This also means that the houses in Kalami are built sufficiently far from each other, which grants the privacy and the undisturbed view of each property.

THE VILLA

The villa is built in the traditional Cycladic style and has a total living surface of 300 m2 and some 130 m2 terraces. It's built on a south oriented plot of 2005 m2 and has a slight inclination. Therefore, the plot is surrounded and terraced with natural stone-walls. The land is completely planted and all the gardens have a semi-automatic watering system.

The villa-complex consists of 3 independent houses/apartments on 2 stories:
- The ground floor main house/apartment A with 200 m2 living area and some 80 m2 terraces, good for 6-8 persons
- The ground-floor studio/apartment C with 45 m2 living area and a terrace of 20 m2, good for 2-3 persons
- The upper floor house/apartment B with 55 m2 living area and a terrace of 30 m2, good for 3-4 persons
- All 3 living units are fully equipped and furnished, have satellite- plus local- TV and an under floor heating.
- There is also a finished foundation / build-platform with complete infra structure works for a detached, independent bungalow of 32 m2, which can be finished easily and at low cost.

The Villa also includes
- A big, private swimming pool (5 x 11 m) with an open air Jacuzzi
- An indoor barbeque room (next to the kitchen of the main house)
- 2 smaller stores of approx 5 m2 each (on each storey)
- A cellar of 20 m2 with laundry machine / drying room
- A large drive in-area in concrete, with 2-3 parking
- A garage and a small workshop

Technical Description
- Satellite plus local TV installation
- Central under floor heating system for all living units
- Sun collectors with a 200-liter boiler for the warm water supply
- The floors and partly the walls of all bathrooms are tiled
- The floors of all living units are tiled with rustic kotto-tails (dark red or ocher yellow)
- All kitchens with built-in ovens and fridge, main house-kitchen additionally with dish-washer
- A 70 m3, massive rain water-cittern for watering the gardens is placed under the main terrace (invisible), and a pressure pump with an automatism takes automatically over in case of an eventual, temporary cut-off of the communal water (maintenance works).

The Villa was built in 1990 and has been extended with the first floor in 1995 and the swimming pool in 2003, and the whole building has been repainted and partly renovated in 2005. The building has a severe concrete-skeleton, but the outside walls were built mainly of massive natural-stone walls, which keeps the house comfortable fresh even in summer time. Therefore there is no air conditioning, but if needed, it can be easy installed.

The Main House/Apartment A (200 m2, good for 6-8 persons)
Independent house/apartment on the ground floor: Hall (entrance), living room with a big fireplace, diverse sittings and an office with a single build in-bed (possibility for an additional single bed, or an additional, separate bed room), dining room and small bar, fully equipped kitchen with dish washer, corresponding with an indoor barbeque-room and a small storing room, 3 bedrooms (2 of them with build in-double beds, 1 with two single beds), bathroom with bath-tube, toilet with lavabo, diverse terraces of totally 80 m2.

House/Apartment B (55 m2, good for 3-4 persons)
Apartment on the first floor (exterior stairs): Bedroom with double bed, architectonically divided living room / dining room, with a build in-bed and sittings in the living, complete equipped kitchen, dining room, shower-bathroom, small store and a 30 m2 terrace.

Studio/Apartment C (45 m2, good for 2-3 persons)
Independent studio-apartment in the ground floor on 2 levels: Living / Bed room with a build in-double bed and an additional sofa / single-bed. Fully equipped kitchen / eating-corner, shower-bathroom and a 20 m2 - terrace with a small fireplace.
